For years, sustainability frameworks largely focused on design intent—what a building was designed to do. Today, owners, investors, occupants, and regulators are increasingly asking a different question:

How does the building actually perform?

That shift is at the heart of LEED v5, the newest evolution of the world’s most widely recognized green building rating system. As the first project in the world to achieve LEED v5 Interior Design + Construction (ID+C) Gold certification, Group14’s new Denver office provided an opportunity to explore what this next generation of building performance standards means in practice.

The 11,555-square-foot workplace earned 63 points under LEED v5 and serves as a pilot project to test strategies for decarbonization, resilience, occupant well-being, and operational performance.

More importantly, it offered firsthand insight into how owners can prepare for the future of building performance.

Why LEED v5 Matters

LEED v5 represents the most significant evolution of the framework in more than a decade.

While previous versions focused heavily on sustainable design and construction practices, LEED v5 places greater emphasis on measurable outcomes. The framework prioritizes:

  • Operational carbon reduction
  • Embodied carbon impacts
  • Climate resilience
  • Occupant health and experience
  • Conservation and restoration
  • Verified building performance

This reflects broader market forces already influencing commercial real estate, including decarbonization goals, energy cost volatility, resilience planning, and growing expectations around workplace quality.

Sustainability is increasingly tied to operational stability, risk management, and long-term asset performance

Decarbonization

The Group14 office implemented a range of strategies focused on carbon reduction, including:

  • Reduced lighting power density
  • Plug load reduction strategies
  • Interior material and furniture reuse
  • Construction waste diversion with recycling, reuse and manufacturer take-back programs
  • High-efficiency plumbing fixtures
  • Low-carbon material selection

The office anticipates a projected Energy Use Intensity (EUI) of 32.78 kBtu/sf/year and 45.5% annual reduction in indoor potable water use with the conversion to high-efficiency plumbing fixtures.

These outcomes demonstrate how performance-driven design, resource efficiency, and ongoing verification can work together to reduce both operational costs and environmental impacts.er.

Accountability

A central theme of LEED v5 is accountability. High-quality design does not automatically guarantee high performance. True building efficiency requires consistent, ongoing monitoring and verification, as well as diligent long-term maintenance.

Commissioning plays a critical role to ensure that building systems are not only installed correctly, but continue to operate as intended.

This approach reflects a growing shift across the industry. Verification helps reduce risk, protect capital investments, and improve operational predictability.

For organizations pursuing decarbonization goals, commissioning is becoming an essential component of performance assurance.

Designing for Occupant Experience

High-performance buildings are ultimately about people.

Americans spend approximately 90% of their time indoors, making indoor environmental quality a critical consideration for workplace design.

LEED v5 places greater emphasis on occupant wellness, accessibility, and human-centered design than previous versions of the framework.

The Group14 office incorporates:

  • Continuous indoor air quality monitoring
  • Daylight and quality views to the exterior
  • Biophilic design strategies
  • Flexible and accessible collaboration environments
  • Wellness-focused spaces

Continuous monitoring tracks carbon dioxide (CO₂), particulate matter (PM2.5), total volatile organic compounds (TVOCs), temperature, and relative humidity, providing ongoing visibility into indoor environmental conditions.

These features support occupant comfort while creating a healthier and more productive workplace experience.

Building Resilience Into Existing Assets

LEED v5 expands the role of resilience planning in building design and operations.

The framework introduces climate resilience assessment requirements that encourage project teams to evaluate long-term risks and prepare for future environmental conditions.

For Denver, those projected impacts include significantly more extreme heat days, prolonged droughts, and more frequent severe storms in the coming decades. Planning for adequate heating and cooling and water conservation strategies helps to address these forthcoming climate issues.

The office also demonstrates how existing buildings can contribute to resource stewardship. Located within a building originally constructed in 1919, the project leveraged existing infrastructure and prioritized material conservation wherever possible.

Throughout the tenant improvement, existing materials were retained and/or reused to the fullest extent possible, while strategic material selections helped reduce embodied-carbon impacts.

The project’s interior material impact saw a 35.6% reduction in embodied carbon compared to a project of the same size with all-new materials and industry-average material intensities. This demonstrates how intentional material reuse and thoughtful product procurement decisions can impact a project’s overall carbon impact. Existing material reuse accounted for 31% of the project’s embodied carbon reductions.

Location Matters

Building performance extends beyond the walls of the building itself.

The office location was selected in part for its accessibility and connection to the surrounding community. 

With a Walk Score of 97, convenient transit access, 18 bicycle storage spaces, a shower and changing facility, the office supports reduced transportation-related emissions while improving commuting options for employees.

These decisions align with LEED v5’s broader focus on decarbonization, conservation, restoration, and community connectivity.
