FHA Green Mortgage Insurance Premium

A HUD-insured multifamily rental property can secure a Mortgage Insurance Premium reduction of 25 bps (0.25%) for properties that commit to industry-recognized green building standards. Group14 provides the energy consulting and green certification services required by the program.

Things to know:

  • Many green certification systems will qualify your project for the program. The most cost effective of these is often the National Green Building Standard, but check with Group14 to see which system is right for you.
  • The project must achieve and maintain an ENERGY STAR® benchmarking score of 75 or higher as evidenced by a report from ENERGY STAR Portfolio Manager.

Colorado Commercial Property Assessed Clean Energy (C-PACE)

C-PACE provides 100% financing of hard and soft costs for energy and water efficiency projects.  Group14 has provided technical assistance on over $5 million of existing and new construction C-PACE deals, including the first approved C-PACE transaction in the state. Key benefits include:

HUD Approved Self-performed Energy Performance Contracts (EPCs) and Subsidies

Existing Buildings

Group14 can assist portfolio owners with a self-implemented Energy Performance Contract (EPC).  An EPC is a flexible tool for financing large scale energy and water efficiency retrofits. With no ESCo involvement, transaction fees are typically less while owners retain more control over project design. This means more project dollars for capital needs, equipment replacement reserve, and resourced energy management.

HUD has a formal Self-Performance EPC program for Public Housing Authorities. Group14 is a national thought leader in this area, with more than $50 million in HUD approved self-performed EPCs.
