Group14 provided National Green Building Standard (NGBS) Bronze Certification under CHFA’s 2020 QAP requirement for Rhonda Place, a 49-unit apartment building for individuals transitioning from homelessness. Group14 also provided IECC code compliance for the project designed by Shopworks. The three-story apartment building, offering one-bedroom apartments with supportive wraparound services, is located at South Federal Boulevard and West Cedar Avenue in Denver’s Barnum neighborhood. 

NBGS services included:

  • Design consultation around HVAC systems to provide greater indoor air quality, climate resiliency, and improved occupant health
  • Verification of Grade 1 quality insulation and air-sealing installation
  • Building envelope air leakage testing
  • Radon mitigation system tested and verified
  • Sustainable operations and maintenance manuals and staff training

Each apartment was equipped with Energy Star appliances, low flow plumbing fixtures, and fresh air provided by an energy recovery rooftop unit. Funding for Rhonda Place was supported by $2.3 million from Denver’s Homelessness Resolution fund and a 4% state LIHTC equity from CHFA.

RESULTS

To meet compliance with the City of Denver energy code, the project was required to show a net 24% energy reduction over comparable properties and the design of Rhonda Place achieved 27% modeled savings. At project completion, Rhonda’s Place also had an EUI of 35 kBtu/SF/year, which exceeded the 2030 Energize Denver requirement of 44.2 kBtu/SF/year.
